Midway, the privately owned, fully integrated real estate investment, development and management firm, has partnered with Bluebonnet Nutrition Corp, a nutritional supplement manufacturer and distributor, to develop a new 128,000 square-foot industrial facility for the company. The new structure will be the company’s third and largest location in Sugar Land, TX, and will enable a significant expansion of its manufacturing, laboratory testing and distribution capabilities.
Midway has specialized in high-finish industrial manufacturing facilities throughout its 52-year tenure. In addition to building Bluebonnet’s current facility, notable industrial projects the firm has developed over the years include facilities for Twinstar Bakery, Camelot Desserts/CSM Bakery, BMW, Michelin, GM and FedEx, among others. Specifically constructed to meet Bluebonnet's design and physical specifications, the project demonstrates Midway’s continued strength in single-tenant, build-to-suit industrial development.
“We are thrilled to spearhead the development of Bluebonnet’s new facility and build upon Midway’s successful track record in the industrial space,” said Chris Seckinger, Vice President of Investment and Development for Midway. “We’ve had a trusted, longstanding relationship with Bluebonnet and couldn’t be more pleased to develop their latest location in Houston.”
Acting as project manager, Midway worked with JLL to source the land of the 7.44-acre site located with Sugar Land Business Park. JLL’s Jarret Venghaus and team brokered the land purchase from previous owner, Baker Hughes. Midway is also designing and overseeing construction of Bluebonnet's new facility, which includes approximately 80,000 square feet of warehouse space, alongside 28,000square feet of manufacturing and 20,000 square feet of office and lab space.
“This is an exciting new project with a significant capital investment, "said Bluebonnet Nutrition Corp President Gary Barrows. “Bluebonnet NutritionCorp Is a highly specialized manufacturer of dietary supplements, and the new facility has integrated many advanced technologies. This is why we partnered with Midway to build this first-of-its-kind nutraceutical facility. We are looking at a multiphase approach to continue to expand our manufacturing and distribution production domestically and around the globe.”
Midway has assembled a stellar project team including Powers Brown Architecture, design architect and architect of record; D.E. Harvey Builders, general contractor.
Construction on Bluebonnet’s new facility has begun and is slated for completion in late 2022.
